Our Process: We understand our clients value efficiency and transparency. At Totally Outdoors, we aim to make every project as seamless as possible, from consultation to completion.

Under normal circumstances, lead time from deposit to installation is approximately 7–8 weeks. This allows time for:

1. Architectural plans to be developed

2. Permit applications to be submitted and approved

3. Materials to be ordered and delivered

Important Notes:

  • A 7-day cooling-off period is required by law before any building work may begin following a signed contract and deposit payment.

  • Clients must provide current site house plans to begin the planning process. These can typically be sourced from your local council within 1–2 weeks.

  • Our standard installation quotes include planning and building permits unless otherwise stated. (Refer to our DIY section for kit-only purchases.)

Do I Need a Building Permit? Yes—in most cases, building permits are required for roofed or structural outdoor projects. Your local council may also require a separate Planning Permit. Permits are site-specific and depend on the location, size, and style of your proposed structure.

Owner Builder Responsibilities: If a builder suggests you act as the “Owner Builder,” you are assuming full legal and safety responsibility for the project. This is commonly proposed by unregistered builders or those working on projects above $5,000. If the project exceeds $16,000, approval from the VBA (Victorian Building Authority) is mandatory, and the project must pass compliance checks upon property sale.

Before you build: We recommend contacting the Victorian Building Authority (1300 815 127) or your local council’s building and planning department to understand your obligations. Ask: “Will I need a building and/or planning permit for a roofed verandah or carport of [describe size and use]?”
