Typical lead time from deposit to installation commencement is approximately 7–8 weeks and includes:
1. Preparation of architectural drawings
2. Submission and approval of building permits
3. Ordering and delivery of materials
Important Notes:

A 7-day cooling-off period is required by law before construction may begin after signing a contract and making a deposit.

Clients must provide site-specific house plans to commence the design and permit process. These can generally be obtained from your local council within 1–2 weeks.

All installed projects include planning and building permits unless otherwise stated. (See DIY section for kit-only options.)
Do I Need a Building Permit?
Yes. The majority of roofed and structural outdoor projects require a building permit. Your local council may also require a planning permit, depending on size, location, and design impact. These permits are property-specific and must be assessed against local overlays and compliance standards.
Owner Builder Considerations:
An owner builder takes on full responsibility for the construction project, including safety, compliance, and insurance. If your contractor requests you to take on this role, ensure you understand the legal implications—particularly if the builder is unregistered or the project value exceeds $5,000.
If the project is valued over $16,000, approval and oversight from the Victorian Building Authority (VBA) are mandatory.
