Our Process
We understand your desire for a smooth, timely experience. Once your project is confirmed, we aim to complete the necessary planning and approvals promptly.
Typical timeline:
10–12 weeks from deposit and stage payments to installation commencement. This includes:
1. Plan preparation
2. Building permit applications
3. Material ordering and delivery
4. Project scheduling
Notes & Reminders
-
A 5-business-day cooling-off period applies once the agreement is signed and deposit paid
-
(1) Clients must provide current house plans (usually obtainable from your local council within 1–2 weeks)
-
(2) Standard plan and permit services are included unless otherwise specified
-
(3) Additional council approvals (Town Planning, Report & Consent, CFA, etc.) can add 5–14+ weeks depending on the application type and council response times. These are additional to our standard timeline and may incur extra fees
-
We handle these approvals on your behalf when required, but outcomes cannot be guaranteed
Do I Need a Building Permit?
In most cases, yes.
Unfortunately, misinformation is common. We regularly hear:
“One builder said we didn’t need a permit.”
“Another said I could just be the ‘owner builder.’”
Here’s what you need to know:
Building Permits
Most roofed or structural projects require a building permit. Some may also need planning permits, depending on:
-
Site overlays
-
Property location
-
Size and visual impact of the structure
These must be assessed case by case and checked against your property title (often in Section 32 documents).
What About Owner Builders?
Becoming an owner builder means you take full legal responsibility for the project—safety, insurance, and compliance included.
This is often suggested by unregistered builders who legally can’t undertake works over $5,000. It might seem cheaper upfront but can lead to expensive issues later.
Before You Build
To be sure, we recommend:
-
Contacting the Victorian Building Authority (VBA) or calling 1300 815 127
-
Speaking with your local council’s building/planning department
-
Consulting a licensed Building Surveyor
Ask this simple question:
“I’m planning to build a roofed verandah/carport/etc. of [size, type, location]—do I need a building permit or planning permit?”
(Note: Council is usually the best source for planning permit advice.)
Why Permits Matter
Having the correct permits ensures:
-
Your project is legally compliant
-
It’s inspected and approved by a registered Building Surveyor
-
Your builder’s and product warranties remain valid
🚫 No permit? You may face orders to remove or modify the structure and risk voiding warranties.
Peace of Mind – We Handle It All
At Totally Outdoors, we manage the entire approval process via our experienced partner, The Project Centre.
You can relax knowing you’re in expert hands from start to finish—with a project that’s compliant, high-quality, and truly built to last.
